Gloria is the oldest neighborhood of the Southern Zone of the city of Rio

de Janeiro. Surrounded by Lapa, Catete and Flamengo neighborhoods,

Gloria was consider to be a part of Paris in Brasil which architecture and

urbanism were inspired by the City of Light, having the Paris Square as a

true French garden.

Today, Gloria is a fine example of the harmony comprised by classical

architecture, modern commercial offices and infrastructure.

Edifício Manchete

1965 foi um ano de destaque pela importante obra arquitetônica de Oscar Niemeyer: Edifício Manchete, que tornou-se sede da extinta rede de televisão Manchete e de todos os veículos cariocas da Bloch editores. Em 2010, a BR Properties adquiriu o edifício e iniciou as obras de Retrofit visando resgatar este marco da arquitetura e torná-lo operacional novamente. Trata-se do resgate de um patrimônio histórico-cultural do Rio de Janeiro, com o objetivo de torná-lo um Edifício “triple A”, certificado pelo LEED® (Leadership in Energy and Environmental Design).

1965 became a landmark in terms of architectural importance due to

Oscar Niemeyer´s design: Manchete Building. Also, became known as the

headquarter of Manchete Television Channel and all commercial vehicles of

Bloch Editores.

In 2010, BR Properties acquired the property and commenced the retrofitting

process with the sole purpose of recovering this architectural landmark by

making it operational again. This cultural and historical icon of the city of

Rio de Janeiro will be turned into a triple A Office building, aiming a LEED®

Certification (Leadership in Energy and Environmental Design).

O projeto de retrofit do Edifício Manchete foi cuidadosamente elaborado com a preocupação de trazer modernidade sem deixar de lado o resgate histórico e arquitetônico do edifício.Um dos destaques na modernização, entre vários, foi a substituição de 100% das esquadrias e vidros da fachada por materiais modernos e certificados, respeitando a arquitetura original do edifício.

The retrofit design was carefully planned in order to obtain the necessary

balance between contemporary technology and historical and

architectural values.

As an example, 100% of the façade, including the window frames will be

replaced with modern and certified materials, however preserving the

original design.

O Edifício Manchete (tombado pelo Patrimônio Histórico), após um longo período sem uso, passa por uma completa revitalização com o objetivo de transformá-lo em um verdadeiro Green Building.Para obter a certificação LEED®, é preciso muito respeito com o meio ambiente e com os futuros ocupantes do empreendimento. Foi essa preocupação e cuidado que norteou as decisões da BR Properties, desde a definição do paisagismo, passando pelos aspectos de consumo de energia e água, ventilação e insolação natural, escolha de materiais recicláveis e de origem renovável, equipamentos, comissionamento e impacto no entorno. Tudo isso para proporcionar muito conforto aos usuários sem, contudo, desrespeitar o meio ambiente.O LEED® é uma norma norte-americana elaborada a partir de acordos setoriais, que tem como finalidade desenvolver critérios mínimos e parâmetros para avaliação e comparação entre edifícios sustentáveis e de alta performance.

Considered to be a historical asset by the city of Rio de Janeiro, the Manchete Building, after a long

period with no occupancy, is going through a complete retrofitting with the purpose of transforming it into

an effective Green Building.

To be considered a truly Green Building, by obtaining the LEED® Certification by the USGBC, respect for the

environment and operational responsibility is required. Since the first day of acquisition, BR Properties assumed

this responsibility: from the definition of the landscaping to the fundamentals of energy and water consumption/

reuse, ventilation and natural lighting, use of recycled materials and easy renewable materials, commissioning and

general impact to the environment. Respect for our nature, environment and comfort for our future tenants guided

BR Properties` actions.

LEED® (Leadership in Energy and Environmental Design) Certification is a US standard which targets the developments

of criterion and parameters for the valuation and comparison amongst sustainable and high performance buildings.

Nascido no Rio de Janeiro em 1907, o arquiteto brasileiro Oscar Niemeyer é considerado um dos nomes mais influentes na Arquitetura Moderna internacional. Foi pioneiro na exploração das possibilidades construtivas e plásticas do concreto armado e acumula o maior número de prêmios internacionais. Seus trabalhos mais conhecidos são os edifícios públicos que desenhou para a cidade de Brasília.

Localizado no Bairro da Gloria, o Edifício Manchete é também considerado um de seus importantes projetos. O moderno edifício, concluído em 1965 era a sede da Rede Manchete, da Revista Manchete e de todos os veículos cariocas da Bloch Editores.

Niemeyer completou 100 anos em 2007 e recebeu a mais alta condecoração do governo francês pelo conjunto de sua obra, o título de Comendador da Ordem Nacional da Legião de Honra. Neste mesmo ano, o IPHAN - Instituto do Patrimônio Histórico e Artístico Nacional - tombou 35 de suas obras, das quais 24 foram selecionadas pelo próprio Niemeyer.

A Cidade Administrativa de Minas Gerais, projetada em 2010, é considerada o projeto mais ousado de Oscar Niemeyer e o maior prédio suspenso do mundo com suas curvas e concreto armado.

Entre seus projetos mais recentes estão: • Universidade de Música de Araraquara que prevê três prédios: duas cúpulas e um extenso bloco com previsão de entrega em novembro de 2011.• Museu Pelé que já começou a ser construído na cidade de Santos no litoral de São Paulo. O acervo vai agregar mais de três mil peças e tem previsão de término de obras em 2012.

OSCAR NIEMEYEROSCAR NIEMEYER

Born in 1907 in the city of Rio de Janeiro, Oscar Niemeyer is considered to be one of the most influents architects in the

International Modern Architecture scenario. Oscar Niemeyer was the pioneer in the intense and architectural usage of

reinforced concrete recognized by the large amount of international prizes received. His most famous work comprises the

public buildings of Brasilia, the capital of Brazil.

Located at the Gloria District, the Manchete Building is also recognized as one of his great achievements. This building,

completed in 1965, used to be the Headquarter of Manchete Netwowrk and all vehicles of Bloch Editores.

Niemeyer 100th birthday was celebrated in 2007 and received the highest honor from the French government: Legion of

Honor. In the same year, the IPHAN (historical agency in Brazil) recognized 35 buildings designed by Niemeyer as historical

public interest of which 24 were selected by Niemeyer himself.

The Administrative City of Minas Gerais, designed in 2010, is considered to be the most challenging design by Oscar

Niemeyer and the largest elevated building in reinforced concrete of the world.

Amongst his most recent works are:

• Music University in Araraquara, state of São Paulo, which comprises 3 buildings estimated to be completed in November 2011;

• Pelé Museum which construction was started in the city of Santos, state of São Paulo, estimated to be completed in 2012.

ROBERTO BURLE MARXROBERTO BURLE MARX

Roberto Burle Marx foi um dos maiores paisagistas do último século, distinguido e premiado internacionalmente. Artista em múltiplas artes, como na pintura, no desenho de tapeçarias, murais e painéis, foi também ceramista, escultor, pesquisador, cantor e criador de jóias, além de um defensor apaixonado do meio ambiente, sensibilidades que conferiram características específicas a toda a sua obra.

Nasceu em São Paulo, em 4 de agosto de 1909, passando a residir no Rio de Janeiro a partir de 1913. De 1928 a 1929 estudou pintura na Alemanha, tendo sido freqüentador assíduo do Jardim Botânico de Berlim, onde descobriu, em suas estufas, a flora brasileira. Seu primeiro projeto paisagístico foi para a arquitetura de Lúcio Costa e Gregori Warchavchik, em 1932, passando a dedicar-se ao paisagismo, paralelamente à pintura e ao desenho.

Em 1949, com a compra de um sítio de 365.000 m2, em Barra de Guaratiba, no Rio de Janeiro, organizou uma grande coleção de plantas. Em 1985 doou esse Sítio, com todo o seu acervo, à extinta Fundação Nacional Pró Memória, atual Instituto do Patrimônio Histórico e Artístico Nacional - IPHAN.

Em 1955 fundou a firma BURLE MARX & CIA LTDA., pela qual passou a elaborar projetos de paisagismo, fazer a execução e manutenção de jardins residenciais e públicos. Desde 1965, até seu falecimento, contou com a colaboração do arquiteto Haruyoshi Ono, que ainda hoje dirige a empresa.

Roberto Burle Marx faleceu no dia 4 de junho de 1994, no Rio de Janeiro, aos 84 anos.

Roberto Burle Marx is considered to be one of the most important and influent landscaping architects of the last century,

with high international recognition. Multi-talented artist, Burle Marx was also recognized as a designer, painter, ceramist,

sculptor, researcher, singer and jewelry designer.

Born in São Paulo, August 4th, 1909, lived in Rio de Janeiro since 1913. From 1928 to 1929 studied paiting in Germany

where he constantly visited Berlim Botanic Gardem and where he discovered, far from home, the Brazilian flora. His first

landscaping design was created for Lúcio Costa and Gregori Warchavchik, in 1932, when he started his dedication to

landscaping in parallel to paiting and design.

In 1949, with the acquisition of a land comprising 365.000 m2 in Barra de Guaratiba - Rio de Janeiro, He organized

a splendid flora collection. In 1985, Roberto Burle Marx donated the property, and all its content, to the extinguished

“Fundação Nacional Pró Memória”, currently known as “Instituto do Patrimônio Histórico e Artístico Nacional – IPHAN”.

In 1955, founded his company: BURLE MARX & CIA LTDA., dedicated to the design, execution and maintenance of private

and public landscaping. Since 1965 until Roberto Burle Marx passed away, architect Haruyoshi Ono collaborated with him

and still runs the company.

Roberto Burle Marx died on July 4th, 1994, in the city of Rio de Janeiro, at age of 84.
